2. Can a foreign buyer hold the title in their own name?
Price is only half of it. The other half is what you actually end up holding, and that varies sharply between jurisdictions.
Thailand: a foreigner cannot hold land in their own name; the common routes are a long lease, generally capped at 30 years with renewal not guaranteed by law, or a Thai-majority holding company. Indonesia: foreigners cannot hold Hak Milik freehold ownership; the routes are Hak Pakai use rights or holding through an Indonesian legal entity. 3. Why the price still sits here
Same latitude, same Gulf of Thailand coastline, and Phuket lists at several to more than ten times this level. The difference is not the sea. It is how mature the surrounding amenities are.
Already built: Dara Sakor International Airport is built and operating with a 3,200-metre runway; the 10,000-ton deepwater port is built; 25 million m³ of reservoir capacity and roughly 400 km of roads are in place. The Phnom Penh–Dara Sakor route is in service and the airport is technically able to take on further routes.
Still filling in: route density and the depth of commercial and everyday amenities are both still under construction. That is the stage this price corresponds to. What you are buying is a coastline that amenities have not yet priced.
Cambodia continues to build out sea, land and air infrastructure, and access here will improve alongside it. Amenity maturity and land pricing have always moved together, which is why this stage reads as a window. To be clear, that is a reading of the development stage, not a promise about future prices; any investment decision should rest on your own due diligence.
4. How the purchase actually works
Sea-Lake Phase 1 offers detached villa plots of 500 m² at a flat US$70/m², totalling US$35,000. Full payment carries a 20% discount at US$28,000, or a plan of US$10,000 down plus US$416 per month for 60 months .
