Title documentation

Phase 1 plots carry a Cambodian title certificate that is a 99-year lease right (finalized by legal counsel), underpinned by a 99-year land lease certificate issued by the Ministry of Land Management, expiring 2107 . Renewal at expiry follows the law and contract then in force and is not guaranteed in advance .

The detached-villa plots on sale here are priced and titled uniformly as 99-year lease rights. A separate tenure-conversion path exists for bulk parcels in an investor context and is covered on its own topic page. Bulk-parcel tenure conversion (investors) →

4. Buyer protection and what is delivered to the plot

All plot transactions are executed under official land sale and lease contracts. Land is delivered to the "three connections and one leveling" standard: construction-grade water supply, construction-grade electricity and road access to the plot boundary, plus site leveling . The utilities brought to the boundary are construction-grade, not residential-grade service ready for immediate occupancy; the scope and timing of the residential connection are governed by the signed contract. Titles are individual 99-year long-term leasehold certificates issued by the Ministry of Land Management (expiring 2107). The project makes no promise of guaranteed returns or rental income and does not offer rental management; any rental or resale outcome is set by the market and borne by the buyer.
