Dara Sakor Tourism & Wellness Investment
Of the 360 km² at Dara Sakor, 122 km² is designated ecological reserve, the coastline runs about 90 km, and roughly 47.74 km² is protected mangrove wetland. That base does not suit factories. 1. Which zones are planned for wellness and tourism
Dara Sakor is organised into seven functional zones, three of which lead directly on tourism and wellness: Chanxin Zone at 2,731 hectares for wellness resorts, cultural tourism and eco-living; Yunhai Zone at 1,890 hectares for coastal resorts and upscale hotel clusters; and Haiyun Zone at 1,006 hectares with an 18-hole golf course, a marina and waterfront leisure .
Together those approach 5,600 hectares, all coastal or near-coastal. They are not leftovers carved out of a residential scheme; they were designated for tourism use at master-plan stage.
2. Formats open for discussion
The group investment catalogue lists tented resorts positioned as luxury glamping hospitality, an international wellness district, horticulture ventures (edible-bird-nest gardens, agarwood, cashew and tropical fruit experience centres), leisure-fishery tourism, and a cluster of green agri-tourism projects .
To be straight about status: these are planning intentions recorded in the 2022 catalogue, and delivery status needs confirmation item by item. They are not presented as built. For a serious counterparty we will walk through the actual condition, planning parameters and available parcels zone by zone, rather than selling a master plan as a finished product.
3. The operating tourism base already in place
The risk with a wellness or resort project is landing on bare ground with nothing around it. Here there is an existing hospitality and leisure base: an 18-hole international-standard golf course, the 88 Beach, an air-dome entertainment hall, and packaged itineraries run by the group tourism department.
Current tourism products include a three-day itinerary via direct flight from Phnom Penh and two-day routes via the Sihanoukville ferry, covering meals, accommodation and return transport, with optional golf, Koh Sdach and snorkelling add-ons . Pricing and departures follow the tourism department current published schedule.

4. Environmental limits read as a selling point here
Dara Sakor sets explicit control metrics on development intensity: average plot ratio between 0.4 and 1.5; average green coverage of at least 50%; a maximum 4:1 ratio of saleable residential floor area to tourism-reception floor area; a 50-metre coastline setback as a top-tier protection strip where building is prohibited; 50 to 200 metre no-build control lines around non-potable reservoirs; a 50-metre control strip along waterways and natural mangrove systems; and a prohibition on heavy chemical industry .
These metrics come from the 2022 investment catalogue and their current standing should be confirmed with the administrative committee. The direction, though, is unambiguous: this zone does not intend to line its coastline with towers. For wellness, resort and eco-tourism operators, limits like these protect the value of the product.
5. Location and access
Dara Sakor International Airport is built and operating with a 3,200-metre runway; the Phnom Penh–Dara Sakor route is in service and the airport is technically able to take on further routes. The 10,000-ton deepwater port is built , with an additional ferry route toward Sihanoukville. Around 400 km of roads are in place , including the 68 km Saiputhong Avenue.
Access continues to improve alongside Cambodia national infrastructure programme. For a tourism project that gap between an early development window and improving access is useful — a build cycle spans roughly that period.
